Thanks for your quick response. I will take this info into consideration. 

I just finish reading the Brrrr book by David Greene. One thing I don’t fully understand is calculating the arv. Now do you do this after you get a house under contract and go in with a contractor and figure out what you want to rehab with an appraiser present or which is the best way to step by step come up with the arv. Just want to fully understand because this seems to be most important when seeking a deal using brrrr

I heard on bigger pockets podcast that if you live in your house for two years when you sell it the government doesn’t tax you on the profit. Is this true? What’s the conditions and is this nationwide?

What exactly is cap rate and how is it determined? What’s good or bad in terms of cap rate?

I live in Stafford Va. and hope to find better prices in Fredericksburg Va. Does anybody invest in these areas?
