@Kirsten Kracke be sure to check with your HOA to see if rentals are allowed, or if they have a quota or minimum ownership time before renting.

Once that is established then you can start your search. Fha right now is tough you may be better with a 5% home possible or waiting until the market cools. It is not impossible, just a bit more tedious.

@Noah McPherson. Short term leases are fine as long as they don’t end in the winter months. All of the large companies that I worked for would not allow leases to end during winter months so the tenant pool is lighter and usually less desirable.

@Levi Bartz if your lease is up in August it seems like being tied down on a househack might be one of the few times I would not recommend. If it is a mortgage that requires you to occupy for one year that may limit your freedom to move, also if you end up wanting to move earlier filling a vacancy during winter is less desirable. Most times a househack is the best route to go, just be cautious if you plan to move. Management on a we maintained unit is not that expensive. We have many units that we charge $75/mo and do not have much of any in maintenance costs (these are usually townhomes)
