@Mallikarjun Reddy Pateel rising interest rates theoretically put upward pressure on cap rates, so you may want to look at a forward looking curve like the SOFR curve, which accounts for rising interest rates. A higher cost of borrowing should put downward pressure on prices. The thing is, there is such crazy, pent up demand!

@Costin I.  you most definitely can offset your cash distributions, and if there is still a portion of the depreciation left at the end of the hold, you can use that as well. You bring up an excellent point about using retirement funds and it being allotted to the taxable income investors. Maybe a cost seg pro like @Yonah Weiss can comment. A CPA couldn't definitely help the conversation as well.

@George Martinez The ABC's of Real Estate by Ken McElroy, and Multifamily Millions by David Lindal might be a good place to start for books. Check out some podcasts as well. Sift through episodes of Bigger Pockets PC, The Best Ever PC, and Jake and Gino's Wheel Barrel Profits PC for small apartment-specific episodes.

@Ken Mccarroll request to get the t12 (the trailing 12 months) and the rent roll (to verify rent figures on the t12) from the broker or seller. This will have the last 12 months' revenues and expenses to determine your NOI. You can also request the T3 for the most recent trends in income, but still, use the t12 for expenses.

@Lukas Iraola the two books I see recommended most are "Tax-Free Wealth," by Tom Wheelwright, and "Advanced Tax Strategies," by Amanda Han and Matthew MacFarland. It should at the very least give you a good start.
