I would say PASS. You really have to buy investment property from someone who is more than just a little motivated. From the numbers you gave, they are not motivated. There should be an underlying issue that is causing them to sell at a discount or with some terms. If that property had a mortgage that you could take over or if the seller was willing to owner finance with only a few thousand down, I would say, its a deal. But to put down 25%(almost 30k) plus closing costs is way too much cash to put out.

I tell people all the time, "Act like you are broke, but want to get into real estate investing even if you have money"  You have to try to find ways to get into the deal without going the traditional route and spending 35k.

I am a member of SAREIA and will be at the meeting tomorrow. I will not be paying for a seminar over the weekend. Her information is good, but you can get all the same information from another Investor here on BP just by taking him to lunch. He will not have a pretty notebook or folder or fancy materials, but it is just as good investment advice from someone who is rehabbing.

Don't get taken in by the hype. If you do you will be spending hundreds of dollars every weekend on some sort of seminar from all kinds of people.

How long have you been wholesaling and what kind of marketing do you do to find properties??
