Hi Bigger Pockets family,

I have an unusual situation. I am both a Real Estate Agent and Mortgage Broker. I have a court approved probate property that I have been working on for a year, both listed, and already in contract. The problem is one of the heirs refuses to sign and is blocking the sale. He currently lives in the house.

So, the house is going on the auction block 8/8/2023. Owner died and had a Reverse Mortgage on it. I am looking for an investor to fund the purchase so I can buy it at the auction, then sell it to my contracted buyer.

We would be in and out in about 2 weeks. You tell me what would be a fair split.

Anyone interested? I am going to try to buy it as low as possible, but maximum amount of cash needed is $320,000. Minimum return on your investment would be $10,000. Home is in Sacramento, California. Please reach out to me if you have cash and are interested at 916-367-3738.

Not great, but doable. We may also just end up doing a Home Equity loan for one of the owners and pay cash. I have not been having too good of luck with this one.

I am both a Mortgage Broker and Real Estate Agent in California. My office is in El Dorado Hills

just out of Sacramento.

My best client found a14.097 acre lot, zoned commercial that he would like to buy for his business. 

I will represent him as his agent, and hopefully his lender if I can find someone who will finance it.

It is priced at $225,000 and he can put 20% down and has excellent credit and income. 

Does anybody know of a lender who will lend on commercial raw land? It is located in El Dorado County, California.

The better question is why would you do a for sale by owner? If you are a licensed Agent, why not talk to your broker about doing a minimal cost listing or if they will not agree, do all of the work yourself, but list it with a discount broker for under $500. That way you get full MLS exposure and professionalism.

Has anybody out there had any experience with a Geodesic Dome home? I have an opportunity to buy one that needs some work, but appears to have a huge profit potential.

However, I am concerned that if I do take it down, do the rehab on it, that the end buyer may have trouble getting financing or that the market may not be as strong as I think.

Any thoughts or ideas? It is roughly 1900 square feet on 12 acres built in the 70s.
