Investment Info:

Single-family residence buy & hold investment in Nor Cal.

Purchase price: $300,000
Cash invested: $50,000

My first investment property.

Will document as much as possible to help others in the same path or those also starting and interested.

What made you interested in investing in this type of deal?

Listening to live chats, reading forums, and watching a lot of YT! :)

How did you find this deal and how did you negotiate it?

searching up and down the interwebs. Negotiation just came down to highest bid.

How did you finance this deal?

Hard money with 10% cash

How did you add value to the deal?

WIP

Lessons learned? Challenges?

- read the contract
- ask questions
- have solid financing options already lined up
- research a lot (location, potential, comps)
- be conservative in comps expectations
