Could I do a reverse 1031 exchange for a property that I recently purchased with cash?  it would be the property that I first aquire for the reverse 1031.

Below are more details:

I purchased a property last month with a loan.  I'm considering paying-off the property and having another entity (reverse 1031 organization) own the property as part of a reverse 1031 exchange.  Then, when the property I'm selling- sells, I can complete the reverse 1031 exchange.

Hello,

We are looking for Lennox Heating element for HVACS in apartments.  We are having hard time finding these kinds.  Any advice would be helpful.

Paylease.  It offers ACH, Bank cards, cash payment at Walmart etc

See if you can get neighbors to provide you written complaint about that tenant.  Then it proves, you are taking action in regards to complaints from other tenants.  Its your job to follow up on complaints.  You are not retaliating.  You can tell the judge to keep written complaints confidential for protect tenant's privacy.

Just file eviction for violation of lease.  Most likely it won't even go to court.  If tenant knows they were in wrong, they will try to make arrangement to move or something.

You can talk to the police officer if he can join you in court as witness.  Here in South Carolina, we often talk to police departments to help reduce crime.  They mention to us if we need police officer to come to court, they are willing to partnership with landlords.  I have seen many cases when officer will come to court for eviction.

We use Paylease.  It provides multiple choices for tenants to pay like, ACH, credit/debit cards, cash payments at Walmart.

Thanks for the responses.  It is very helpful.  

CAM sounds like a big head ache.   Reconciliation sounds even worse.

I can take another look at Yardi  as we considered switching to it before, but our needs have changed since we started using Quickbooks for accounting (Buildium for the tenant side).    How does Yardi help with figuring CAM or reconciling them?

Joel- that is a very good point to see when the roof was last replaced, and parking last striped.

A gross lease sounds the easiest and simplest to me.  It would be nice though if the tenant were to pay for their own water and electric assuming they are metered separately.

If someone manages an absolute NNN lease space, do you generate a statement to the tenant every month? How do you come up with the numbers?
