thanks Ned, do you market in the baltimore area?  Im actually going to meet a wholesaler that sent a letter to my grandpa tomorrow, talk about some in the field training.  What has worked best for you to find off market deals?  

wow, thats a pretty high rate.  did any deals come of the calls?  I was told to expect maybe 1-2 deals per 1000 mailers.

does anyone have experience marketing to probate leads in MD or the baltimore area?  I am able to access the personal representatives address but the actual target address of the deceased.  I was wondering if it is ok for me to say I am interested in your property and not actually state the address of said property??

thanks! have you ever heard of avenu? it is a software that lets you filter list in multiple ways, well everything except absentee owners.  I think it is mainly for real estate agents to market to sellers and not exactly what I need.  My real estate agent turned me on to it and I don't want to waste a bunch of money marketing to unmotivated sellers.

can anyone recommend the best way to find and mail high equity absentee owners??
