Thanks for the insight Kristen, I didn't even think about checking rental listings.  I'll check out New Horizon.

Is there a property manager in Texas that is familiar with Waxahachie properties?

I was considering options using a loan out of my 401k for down payments options for flips/rental properties when I came across my pension that has since been frozen a few years back. The company gave the option of a lump sum cash out that seems very tempting. I'm aware of the 10% penalty plus income tax rate, I was just curious if anyone was in a similar situation and cashed out to REI?

Hello BP peeps. Very new to REI just reading and studying various topics/discussions/podcasts. Still going back and forth with renting or flipping... One topic I haven't found yet, is when it comes to a rehab, at what point does a demo and new build become more cost affective? I'm trying to gauge whether buying a home that needs extensive rehab would be best to demo and start new for renting out or flipping. Thoughts?
