With the way interest rates are looking now and what little I see on public listings, I think a smaller multi-family that needs a little rehab would be the best bet.  I don't want to bite off more than we can chew with managing a full reno while we learn the ropes.  I suppose something more turn-key could be a good option, but haven't come across many viable options there yet.

Anyways, we still have a lot more to learn and still need to familiarize ourselves with the area/market, but just wanted to pop in to say hi!  We'd love any introductions and support from other investors, agents, lenders, or contractors in the area.

Did you end up running a mid term rental for travel nurses in Oakland? I'm currently exploring that through Airbnb arbitrage but I'm not sure if the numbers are stellar given how high rents in Oakland are compared to how much I could charge travel nurses

Also following this discussion since Atlanta is one of the cities that I'm looking at to start off in RE investing. The booming tech scene is appealing to me since I'm from the Bay Area in California.

@Yue Lehman Fresno is actually one of the cities that I'm considering for my first investment. I didn't realize that it's hard to cash flow there :( I've heard that STRs have potential there as well

I believe some hard money lenders can offer 75%-85% LTV for rehab costs
