I am looking into getting my first flip property soon.

I was wondering if I should have my contractor walk a few properties with me before I get a property under contract or if I should have the deal first based on my own rehab assumptions?

@Michael Lee  just to clarify, lets say a seller says they want to sell their home and they need cash quickly, am I able to offer them a price myself and then flip that contract? I am assuming that's a conflict of interest?

I recently got my RE license and was hoping to send out mailers to get some leads. 

I was hoping that depending on the situation (if a seller needs to sell fast) that I could put it under contract and do an assignment to a few cash buyers that I know. 

If a seller wants retails I can just list it and make the commission.

I really want to make sure that I am not violating any rules. Excuse my ignorance.

@Trevor Lybbert thanks for the reply. The lots are the same in terms of utilities and zoning. The only difference is the structure which the price to knockdown can easily be subtracted and still be a cushion. 

I probably dont have the funds to purchase it so I wasn't sure how I can turn this into a positive.

I found a property that has quite a bit of acreage. The house most likely is a knock down. A lot less than a mile down the road is listed for 3x the price.

Not sure how turn this into a deal.

@Justin Brown Probably a dumb question but how are you getting leads from an open house?

I am hoping setting up a meetup in my area which doesnt have a consistent one can help me get leads also.

I just got my license and I have set a few goals for myself for my first few months. I am sure there are a lot of successful RE agents on this forum and I wanted to see how you got leads? Any one way that proved more successful than others?

@Account Closed I was hoping to let other agents in the brokerage that I am looking for seller financed deal and maybe stir up some leads that way but of course I want to make sure I am not violating any policies.

can an agent purchase a property about to be listed? Say if someone wants to sell their duplex, can the agent make an offer before it is listed?
