I am new to the commercial property space and am currently underwriting a commercial property and I’ve gathered a set of comps from public listings. I am looking to get feedback on how I have gathered and structured my comps, learn how best to compare these comps against the OM assumptions, and find ways to identify advantages for the subject property I am comparing the comps to. Any help/advice would be greatly appreciated. Looking forward to hearing from you all.

My name is Rijul Gupta. I am a student at Boston University studying Mathematical Finance. I recently read a few books about Real Estate Note Investing and am really interested in the field. However, I would like to gain some practical experience in the world of Notes as well. I am very eager to learn about Note Investing and would like to gain some practical experience in the world of Note Investing.
