Hi Alan, my brother currently lives in a "snowbird" building and currently own a rental townhouse down the road. I know with his building, most snowbirds leave their property vacant (everytime I go there the facilities are all empty). I also know they don't allow short-term rentals, many buildings don't. HOA's are high and it might be hard to profit even if you are able to airbnb somewhere.

Hi All! 

Has anyone served a 3-day notice of nonpayment of rent to their tenant? Mine currently owes rent and a late fee and I keep getting "promises" that it will happen but it hasn't. What is the proper writing this notice may have? How does this process work?

Located here in Florida if that helps.

@Brandon Reed I also prefer CBS construction primarily because it gives me peace of mind when it's hurricane season. Completely upto you! You have higher chances of finding deals with frame.

@Sebastien Beauboeuf I personally think it's useful as having the license allows me to use certain tools that my association provides (of course with a cost) and having a broker to constantly ask questions about contracts, pricing, the market etc etc is very valuable that can help you make better decisions when investing.

@Kyle Thompson The above answers are all awesome! I also setup the real estate portion of my quicken software to show rent checks coming in and expenses out and it notifies me of when rent comes in so I don't have to keep checking. Just an added software to any of the above maybe?
