Post: short term down payment loan until my other property sells

Question for you guys - I've found an investment property that I REALLY want, believe is a great deal, and will be very profitable long term.  Purchase price $480k.  So need $96K for 20% down payment.  I own another property (no mortgage) that I've listed for sale at $139k, so obviously that would cover the down payment, problem is it's not going to sell before I need to make an offer on this new property (which is now).  What is the best way to go about getting a short term $96k loan for the down payment on my new property, which I will be able to pay back as soon as my old property sells?  Thanks so much everybody!

My goal for 2014 is to finally jump in and try a fix and flip opportunity.  I'm in the process of trying to make an offer right now so here's to hoping everything works out!

I'm pretty new as well but, generally speaking, just as a quick, high level analysis, you want to have invested around 70% ARV, after repairs. So if ARV is 100k, you need to be buying this property at closer to the $50k price range, if you anticipate $20k in rehab.

had a productive day at my "regular job", then continued my search for my first flip deal.  And of course spent a lot of time on BP!

Hello BP!  I am a newbie in Austin, Texas.  For the last several months I've been reading everything I can, searching the message boards, and listening religiously to the BP podcasts.  I have decided I want to start in flipping and I'm looking to develop my team and network and hopefully help some others along the way!  Any help specific to my area in growing my team and finding my first deal would be greatly appreciated.  And of course if there is something that I can help anybody else with please let me know!

Hi Daniel, I'm a newbie as well. From Beaumont originally, live in Austin now. I'm also looking to build my team and network. I'll ask around amongst my friends back in Beaumont and see what I can find out about an REIA in Southeast Texas.
