Hello,

I have a single family in a t zone in Watertown, MA. Should be able to build two townhomes at 1700 sqft each with an added 400 sqft in basement making total sqft per unit roughly 2200 sqft. Should be able to command $420-$450 per sqft for each unit. Seller wants $800k

Hello BP,

I hope all is well out there. I am looking to purchase a single family in NH for $172k (I am at 40% of my DTI for qualifying, so numbers are tight). I intend to put $50-$100k into renovating the property. I am confident, based upon comps, with the improvements it should appraise for $300-$370k, maybe more.

What is the best steps to go about this refi and does anyone recommend a lender that could really push this? keeping in mind my dti is tight. 

Do I need at least 6 months of seasoning?

I hope all is well. I have used Jack on many projects and properties we have developed. Small family ran business, they do pretty much anywhere in the Boston area. Don't pay until its done with anyone, in my experience. I will send you his contact now.

I am currently working on a the following properties;

1.)251 Summer St. in Arlington. Currently used as a gas station with a phase 1 report, zoned B4 Two lots totaling just over 18,000 sqft. Potential for an apartment building and/or townhouses. More home work has to be done, most information is directly from the seller. He is asking $2M and would prefer owner financing but either or works. Owner will remove gas tanks.

2.)86 River St. in Arlington, corner lot, zoned R2. 7000 sqft lot. Currently a gas station, by right you could get two town houses in here. Same seller and they will remove tanks. Asking $850k

3.)492 High St. Medford. Across from Dunkin Donuts and Commuter Rail, .16 acres. Asking $850k

4.)8-10 Green St. Woburn, MA. Currently industrial with multiple tenants and building, gross rent is $9k but redevelopment opportunity may be up to 42 residential units (per seller's info)

These all require some more homework, they are in the preliminary stage and I am happy to do all necessary diligence to verify info and explore opportunities for seriously invested/interested parties.

I hope this finds you well. I am working with a long time friend and client that is interested in funding a project 100%. 

Would anyone be willing to share a sample of a contract between the investor and the person doing the work?

Is 30% of the profit margin fair for me, granted I am not investing any money, only time.
