Good breakdown. My dad has about 250 units of student rental housing and it's quite a bit to deal with but it's definitely a great niche. 99% plus economic occupancy and above market rents (for what a house would go to a family for) is really nice. The parties and damage to the common areas ain't fun though.

1% is very hard to hit these days. Student housing is, generally a great investment though. Although I doubt your kid would want to live in the same house all four years of college which is something to keep in mind too.

 That's right, flip profits are ordinary income. Don't know what I was thinking there.

College areas tend to be great (at least if they're not commuter schools, i.e. they are colleges where most students live on or very near to campus). I've written a few pieces on student housing you might find helpful:

As for using equity in current investments to buy new ones, it's a very common strategy, perhaps the most common. I would want to make sure the original investment will still cash flow with the new debt and that overall, I don't get overleveraged, but yes, I think that's a very good way to grow.
