"Borderline hate speech..." hyperbole much? A think the main reason wholesalers are looked down on by many is that a good number of wholesalers just mass email out overpriced junk in rundown neighborhoods. Of course, there are quite a few good ones and we have worked with several. The best way to silence the haters is to rise above the mediocre wholesalers and do it right. Haters are gonna hate, so just ignore the noise and get it done.

You're not going to find any banks that will lend on the appraised value up front. Some will lend on that after a short seasoning period, say rehab the property and get a tenant in it. But they won't do it upon purchase. For that you would need a private lender and will probably need to pay a much higher interest rate.

Cinder block foundation walls are the worst. They are the one's that give us by far the most problems. You can brace and epoxy them just the same as poured cement wall though, assuming it hasn't already leaned too far.
