We operate at an institutional buyers level, basically above the bank entry level and more at a traders level. We have multiple channels of supply and dependent on our clients orders, we determine which conduit is the best access channel to fulfillment. This allows you to have a 7 day period of exclusive viewing for due diligence following 3 days to close.
We do not have a list of pre-cuts available to send you for review, but we will custom cut you an order from your descriptive LOI submitted as one of our registered buyers within the Program. The requirement is that you have at least $10M to invest. You do not have to invest $10M but you have to show that you can.
Contact me for an NDA and submit an LOI and we will get a conference call scheduled for you or you buyer.

@Roy N. We have very little inventory in Canada at the moment. My seller is checking on the timeline of how soon they can be acquired if they get an order there.

@Devon Garbus, I have realtors referring to me right now. So there is no problem with that. We should discuss how you want to make this profitable for you. There are a couple of ways and it's really your choice. If you charge your buyers your standard fee, that is more profitable but we have do have a program on the seller end. You just can't do both. I look forward to speaking with either you or your manager. E-mail me for a NCND. I will need to get that signed to discuss openly.

If you have at least $10 Million to invest, I can connect you with the ability to order REOs in bulk based on your preferences. We have boots on the ground in every market in the US and Canada. You tell us what you are looking for - and be very specific with number of bedrooms, occupied or not, location, sale price, class of property, commercial or residential...Once the order is delivered (commitment free) you have a 7 day exclusive viewing period to do due diligence. Then you have 3 days to close. Great way to grow your wealth. My seller buys in $100 million increments. The current portfolio favors SF properties but your order is based on your preferences. Contact me to set up a discussion.

@Donald M. If you have variable income, you will need to show a longer history of income than those with a regular salary. Two years of steady income is what they will likely look for at a bank. They may also ask for a larger down payment than they would with non-variable income. A private lender will ask for stated income via a personal financial statement. They will look for bank statements to show liquidity.
