At this thankful time of year, it is important to remember the influence bigger pockets has had in our business development. I am so appreciative of all the podcasts, books, forums, & friends I have yet to meet. Thank you bigger pockets & to all of you who give unselfishly so that the rest of us can grow.

Many of us purchase a "starter" home & later sell & trade up. When we move from home owner to investor we look back at that first home & realize it would've made the perfect rental property.

I would've started earlier, bought more, never sell, utilize leverage, network more, find experienced mentors, skip college, taken advantage of market cycles, educate & immerse myself with people smarter than myself.

I am interested in learning more about how to scale a buy & hold SF portfolio. Once you get to the maximum 10 loans, I would like to learn how others are putting together partnerships, private lenders, loan products etc. It seems there is a lot of info about scaling multi family & info on flipping using hard money, but not as much on how to scale a single family portfolio.

I am interested in anyone's personal experiences using Sunwest Trust. I noticed it was referenced in podcast #211. Specifically, I am interested in converting a Roth into a checkbook self directed IRA. Thank you in advance.

I am trying to stay out of tax trouble, but at same time prefer a cost effective, somewhat convenient method of real estate acquisition within a self directed IRA, after my Roth conversion. Looking for direction from my more experienced bigger pockets members. Thank you in advance.
