Very good information.  I would also add, in a few markets there might be a company that manages the project for you.  A company that has vetted the contractors and can help you structure a contract with a general contractor.  It would be beneficial to work with a project management company that is on the job site 2-3 times a week and that manages the contractor and the process.  It is possible to work with a company that allows you to "see" your project 24/7 via technology.  Investors want pictures, documents, photos, communication, peace of mind, and more.  Technology and some know-how should make this possible. There are a few very unique companies out there that provide an experience like that.  I do however think that this model works best for someone who has a little experience investing.  

What a great topic!  So many investors have concerns about contractors.  It can be a very tricky area, because so much of the success depends on the rehab - efficiency & cost.

I think experienced investors can do well with remote or out of state investing.  Having the right contractor and someone to help manage rehabs is a huge part of that success.  Being able to know day-to-day what is going on is also very important.  If technology is used - there are ways to make it work really well.  Probably works better for more seasoned investors.

I need to connect with a handful of wholesalers in the Cincinnati area?  I have clients that always ask about that area and I'd like to get to know more wholesalers in that area that are trustworthy.  Most of my clients are looking for fix & flip, some buy & hold - Single or Multi Family.  Any suggestions?
