With a DSCR loan, refinancing into an LLC is definitely possible, plus these loans don't require a full year of seasoning. DSCRs focus on the property's cash flow rather than your personal DTI. Happy to connect with you.
However, the property cannot be owner occupied. Are you currently living in it as well?

Scaling with BRRRR boils down to planning / resources. Building out your core 4 is going to help as you grow. A lender who understands investors, an agent to find solid deals, a contractor you trust to handle rehabs efficiently, and a property manager to stabilize properties quickly.
For financing, look into hard money loans - quick closes, interst ony payments, short terms, etc. As for the refi side, DSCRs are an excellent tool to utilize as they are based off the property, not you as the borrower, so no DTI hits / personal income verification required. Thanks for sharing your story, sounds like you’ve been through a lot with this property... Dealing with floods, evictions, and management issues all at once is no small feat, but it’s great to hear you’ve finally got it fully occupied. Switching property managers seems like it was a smart move, especially with how much you and your wife had to step in before.
Chicago definitely isn’t an easy market, but it sounds like you’re set up for better success moving forward. Are you open to / currently exploring different markets?
