Hi Chaya!

I work for a lender based in Austin, TX but we lend nation-wide. We primarily focus on STRs, BRRRRS, Multifamily, and condos.

Would love to connect and see how we can grow one another's business!

Quote from @Nicholas L.:

@Robin Simon one thing I hammer on BRRRR in the forums is that it's a lot more expensive than new investors realize. And, your point 1 just makes it more expensive. Say you buy with your "private bridge lender" - you're going to have:

-closing costs on the way in - which in some markets can be very high

-expensive financing costs

-other holding and utility costs - usually expensive insurance

-closing costs on the refi

This can easily be tens of thousands of dollars, and it's just not possible to finance certain items - you have got to have cash.

The classic example of "buy for 100K - rehab for 50K - ARV 200K - pull your 150K out" is way, way off.

Yes - you should definitely always run the numbers on your project from the beginning, including modeling out your hard money loan costs (points and interest) and baking that into your expected returns and rehab.

That being said, theres something to be said about just getting started and doing your first deal, which can be really accelerated getting a loan rather than saving up all the cash needed.  Even if you don't make money on your first deal, the learning experience of diving in and learning from your mistakes makes it worth it way more than just being super cautious on the sidelines with cash

Hi Brad-

Very impressive portfolio. I believe I can help you figure out where to go from here in terms of increasing cashflow and financing more properties.

Would love to jump on a call with you - I'm a private (asset based lender) in Austin that specializes in short term rentals, so sounds like a perfect match to help!

STR regs are definitely a complicated thing to get your head around here, but generally are workable.

Quote from @Tim Andrew:

Hi All!

I currently own a Property Management Company in Boston managing 300+ units. I will be moving to Austin, TX and looking to open a second office there as well as begin investing in our own rental properties. I am looking for any Austin, TX area Real Estate/Investing groups, meetups, etc.

Please drop any recommendations below and looking forward to connecting with individuals in the Austin (and surrounding) market!

All the best,

Tim Andrew

 Hi Tim!

I just moved to Austin from Boston two weeks ago! I finance rental properties nationwide and would love to connect. I also have been to three ATX real estate meetups this week and can give you more info on that. Feel free to message me!

DSCR loans are a good bet but it might be a little tricky at that loan size / property value. For example, I'm a DSCR lender and our minimum property value is around $150k
