This thread is great! I jumped into REI recently with under 30K for TWO houses together (all in)! They are in Detroit, but both have long term tenants who pay on time and the combined rent is $1300/month. However, before I go further down this route, I'd really love to here from someone who has been doing under 30K for at least 10 years... Is there anyone here whose been doing it for that long? I'd love to connect with you and chat!

Thanks for answering. So you saying that competition with cash buyers isn't strong enough that it precludes non-cash buyers from getting good deals?

I've got a newbie question.  I can see that most sellers prefer cash buyers.  I've got a finite amount of cash that I can spend on investing, but I don't want to sink it all into one property.  So, could I buy in cash, and then pull a large percentage of the money out by refinancing or taking a home equity loan? And then repeat the process with a less expensive property?  What would the ramifications of such an approach be? How do the rates for the different kinds of loans compare?

Or am I way off the mark, and this isn't even possible?

Hi Everyone,

I've been lurking on BP for quite some time already, and I finally took the leap and signed up.  I'm a total newbie to real estate.  I'm located in the DFW area.  I'm really a software engineer by profession, but I've been interested in real estate for a few years already.  

I've read the Ultimate Beginners Guide "cover to cover" (can you say that about a pdf?) and I've found it to be the most comprehensive, balanced educational material I've come across. 

My areas of interest are buy and hold rentals, either single family or even better, small multi family.  If anyone has any tips or tricks that they'd like to share, I'd love to hear!
