I really get that having a dog damage the property is not the optimal outcome AND I want to say HOLD ON THERE just a second to the landlords so quickly pulling the trigger to have this dog abandoned, presumably into the system of shelters that end up putting them down.

I agree, the tenant is responsible for the cost of repairs AND your time to make the repairs. They are also responsible for getting the dog back under control.  It is entirely possible that the move itself into a new environment triggered this destructive behavior which the owner absolutely has to correct.  

If it turns out the owner will not train the dog properly, the behavior is probably not new, the owner is irresponsible and that supports the "time to find a new tenant" option.  

TALK to each other and get a feel for what is really happening here.  Yes, I'm a pet owner and yes, I've had a dog turn destructive and quickly brought in a trainer to help me get the behavior under control.

when it comes to getting Price Reductions, talk to experienced real estate agents. We have to get owners to come to terms with the realities of the market all the time.

In our area there are multiple methods of payment for agents handling rentals.  West of Boston in the Worcester area, the 2 agents generally split a month or so of rent, it varies. Boston area, the tenants agent is paid by the tenant much of the time.

When working with us (Real Estate Agents) assume there is NO standard and negotiate the best deal you can before signing the contract. I think the agent is being short sited in not negotiating a settlement to satisfy both sides of this.

One of the early questions for an investor is: WHERE?

After listening to experts, the criteria a new investor looks for in a "first flip" house would be: Entry Level home with relatively standard design (cape, ranch, split, colonial as opposed to Modern or Unique) 3 Bedroom 1+ bath (I'd prefer 2 myself) in a neighborhood that has recently demonstrated positive activity where multiple sales are occurring with relatively short "days on market". 

So I did my research and would like feedback from investors.  Being a REALTOR, I have full access to my Multiple Listing Service so the research was quickly done.

2015 04 30 SF SOLD Analysis appears to show Waltham is a good target to focus on not just because of the # of sold but because the days on market is low(er) and the price point is moderate for this area. What say you? (these numbers are for the 30 days between 3/30/15 and 4/30/15)

Great point. Thanks Kelly. I run my business under the umbrella of Keller Williams with few restrictions.  Personally, I loved the vision: 

To build careers worth having, businesses worth owning, and lives worth living.

I'm completely biased and would choose Keller Williams every time :)

To know for certain, call the local KW and ask for their training calendar. Go to the classes, soak up what they have to offer and if you like what you hear and the people you meet, sit down with the Team Leader and viola!

Just an FYI that we do not "give away" half (find a new brokerage if your paying half) our well earned commissions and the broker/owner earn their share. Also, some agencies (like KW) have a cap on how much per year is paid. Reach the cap and no more split for the year.
