This sounds like a 'listen to your gut' decision. As an agent, I've heard other agents talk about not wanting to work with certain inspectors because they are tough on a deal.  Although I've worked with some inspectors who are a bit too opinionated for my liking (basically talking my client out of buying), for the most part, I WANT an inspector working with my client to uncover all potential issues.  Same with an attorney. I want them to stay 'in bounds' working with the transaction not against it unless they see real issues (not imagined ones that would perhaps happen 1 in 10000 times). 

and.. it sounds like there are issues that the attorney uncovered.  'real' issues.

Now... I'd also suggest having more than one attorney available that you KNOW better than you knew this one before hiring him.  Develop relationships, learn their strengths.

Bottom line, trust your gut especially as you get experienced

Glad to help. Of course the agent can reject the clause but then you don't have to work with that agent :)

"It depends".  Each state does have their own rules so you'll have to hear from Minnesota locals.  

That said, here in MA when working with a 'regular buyer' agents should have a written contract in order to protect themselves re: getting paid. You can easily put a clause in the contract that limits the scope of work to non-REO properties. You can actually limit in in any way the agent/broker will allow.

I've not worked with a REO broker in a long time (years) so I can't help on that front.

When working with Investors, they frequently don't want to get tied up in any type of exclusive contract with a buyers agent. I believe it's because they don't want to limit their funnels of information. Personally, as an agent, I'd like to find a  way to work with Investors that's a win-win.

Careful background checks are necessary and I wouldn't be surprised if any direct question about "where are you from" or "are you here legally" gets you in trouble somehow. granted these are Massachusetts cases.. just saying be careful.

As a Real Estate Agent it really REALLY helps me to read these accounts of deals involving other agents. It also helps to read the replies.  

How does it help?  Simple, I can see a wide array of interpretations that could easily be placed on MY actions as an agent every day.  I can guard against it and work toward being the best representative that I can be.

The comments that denigrate agents disturb me and I'm sure there are some agents deserving of the ridicule. It's my hope that everyone will not pain all agents with the same brush (good or bad).

It is my hope that any time you have an experience with an agent which you find to be less than professional, that you will report them to their broker, their local National Association of Realtors organization (if they are a Realtor) or the licensing entity in your state.  Help us improve.

It looks like a great opportunity Corey. Waltham is a fast moving market for single families right now so I'm sure you'll get a deal in place if you haven't already. 

For investors wondering about Waltham, Average price in the entire town (not just this neighborhood) is just under $600K in 2017.
