@Joshua Paul is vote for KW but I am completely biased. That said I have heard good things about eXp and don’t think it would be a bad move. KW is known For its startup trainings and I suspect eXp has them as well.

@Shawn Regnier welcome to the RE family and KW in particular. It appears your question has been well answered and one point I’d like to share. We (KW agents) do not “recruit” and yes there is good money to be made by the person whose name you give to the broker if you are profitable. That is why some agents may go to far in the “recruiting” of agents. What we are encouraged to do is get to know agents or people getting licensed and IF the agent is interested in hearing about opportunity at KW, we pass the contact info to the team leader so she can follow up and recruit.

Reach out now and interview agents. Find a great match where communication styles and expectations mesh. Be clear on your time line and criteria. Make sure the agent isn’t sending you properties that don’t match or if they are, find out why. A poorly written search setting can result in bad automated output. Many of our search engines can be modified by the client but more detailed criteria will require a knowledgeable agent.

Thank you for bringing this up. I only wish there were a way to block people whose posts are so dismissive and insulting but I’ve learned here on BP that SOME investors are idiots.

An agent who fails to set boundaries, set expectations and establish communication methods and timing from the beginning can create an environment for unsatisfied clients.

Reading through some of the posts I find myself in agreement with both “sides” on this one. After a while it occurred to me that one factor that an investor MUST have that mentor ship can potentially help build is confidence.

Without that you’ll never make the offer, create the deal, reach out for advise, know when to close.

The mentor brings certainty to your uncertain world adding a level of confidence you might not have.

Sadly there are scams taking your time and money. They deliver a blow to that confidence ... if you fell for one of those, learn what you can and move on.

As an agent representing buyers, the contract provides me the assurance that I will get paid for my work. Any property I introduce you to (procuring cause), I get paid when you buy it.

Have you read the proposed contract?

Have you requested an addendum specifying options to handle some of your concerns?

My broker encourages contracts as it defines the relationship. I can easily have modifications to clarify points for my clients. I’ve written contracts that specify what properties I am the buyers agent for although that’s an extreme. I’ll also write a short term contract or included write to fire clause (even without it you can fire me).

You can have a real estate license and NOT be a realtor. REALTOR is an organization created to hold agents to ethics because at the time there were no laws. It is voluntary to join BUT many agencies require that you join.

You can have an inactive license if what you are after is the information in the training.

As an agent you have more strict legal obligations/rules by which you must adhere varrying state to state. I’ve heard investors say they did not get a license for that very reason.

@Chelsea Mays good for you! While I am a solid KW person myself, that is likely what I would have recommended as long as the problem you want to move away from is t eXp based and is someone or something about the team you were on.

KW is a good option but having to learn new systems might slow you down.

By the way the business trainings at your local KW are open to non-KW agents. Many are free. Of course they will try to move you into KW so weigh cost/benefit if there is an aspect of the business KW has a training for that you’d like to attend, go for it.
