Yep, very little connection to a racing suit unless it was shredded regularly. 

Steve McQueen in his early life was in the Marines and at one point removed pipe insulation from troop ships. This was before they knew how harmful asbestos could be. It's much more likely that is what caused the health issues.

Looks great! I'm glad to see someone trying to make a difference in that community because it really needs it.

Looks good, I like the look of the place!

But are you sure about 1% for each of repairs and Capex? That's only $382 for an entire year for items.

Just an update: I found a guy that looked at my job last night that I will likely use. It's just under 20 boards total plus some various touch up and small patches. He usually charges $20 per board to hang and finish on decent sized jobs because he really wants the work. I'll take a chance and see how he does. He's got plenty of references. Looks like I can get it done for around $700 total.

One knowledgeable person told me in this area the going rate is $0.85 per sq ft, or about $27 per 4x8 sheet for hang and finish (not material). obviously smaller jobs like mine will be more because of the multiple trips back.

I searched the past posts on this subject and found some information, but curious what everyone is currently paying for drywall work?

I know contractors are busy right now and some/most are charging a higher rate as a result. I have a small/medium job, got two quotes so far. First one is beyond ridiculous at $2500, second one is at $1585 which is still very high. Going to get at least one or two more. I know that since it's not a large job I'll pay much more per board than a large job but these quotes are almost laughable at times.

Just to add to the other responses above, for the one year you rented the property you may need to pay depreciation recapture, so be aware of that potential tax hit. I'd consult a tax pro to confirm.

Regarding gasoline, PA has one of the highest if not the highest gasoline taxes in the nation.

I grew up in PA, closer to Pittsburgh than Harrisburg. I would only move back if it was absolutely necessary. Still have friends and family there so I get back to visit once in a while.

Cost of living is a big difference between PA and HI.  Gasoline is cheaper, and you can drive to lots of places, I can be in NYC in 4 hours driving less flying.  Last time I was in HI a box of corn flakes was $10, here I pay $2.50.  Houses are much cheaper, I've bought houses here that are 3% rule, and have done 6.8% rule here.  HI state income tax is as high as 11%, PA high is 3.07%.

HI weather can't be beat, and the beaches are great, but I can be on the ocean in 3 hours.

I've had issues in the past with appraisals as well. Its very frustrating. Especially when they use comps from far away and a much different part of the county where prices are much lower. I even had an appraisal where pictures included with the appraisal report where NOT my house and street. It gives me no confidence in these so called professionals. I actually disputed the charge for an refinance appraisal once as a result of this and they agree to eat the cost because they knew the third party appraisal did such a lousy job.

Do you have a signed contractor with them? If so does it state what/when payments are to be made? Often times a contract will state final payment is due after receiving final inspection and approval by municipality. If this is the case you can use it to get them to complete the work. If not you might need to go to attorney/court to get it settled, or just pay the contractor and move on. Best of luck whatever happens. I know it can be frustrating working with many contractors that do substandard work.

Care to provide a breakdown of renovations done and cost for each? You did a tremendous amount of work for under $10k!
