Josh - if you choose to go the full-time job route, I'd definitely recommend looking into underwriting positions at multifamily real estate firms. Great way to learn the business while gaining experience and saving up cash to invest in your first deal.

REFI with Freddie Mac or Fannie Mae for a non-recourse loan. Nothing beats it.

Atlanta is a solid market to be in but has been greatly overbuilt with Class A properties in the last 3-5 years. I'm a little concerned that this heavy supply will trickle down to lowered Class B rents.

If I were getting into Atlanta multifamily, I would narrow my scope to Class C+ buildings with the potential to add value and force appreciation through building improvements.

If the market turns on you, don't expect 2% rent growth or any positive rent growth at all. Plan for the worst case scenario and look for your numbers to work out even in depressed times.

In today's market, it doesn't seem very realistic that you could offer $510k for an $800k building and have the owner accept. Everything changes if you're buying at $770k compared to $510k.

Obviously your current cash situation is a huge key to making this happen in two years but I think it is absolutely possible.

I'm obsessed. I spend my morning commutes listening to Multifamily podcasts, spend my days working in the Multifamily lending industry, and spend my evenings reading books and learning from Multifamily underwriting briefs. I am confident that I've found my passion in life.

Despite this, I'm not achieving the traction I want. I am running into major roadblocks in getting the capital and experience to fund my own projects (just graduated from college) and am looking for a way to get involved in the day-to-day operations and initial investment of a property.

If there is a Multifamily Investor in the DC Marketplace who has the capacity to let me follow along with their projects or an investor who has too much on their plate and could use help, please let me know. I am prepared to work hard and value learning experiences more than anything. Thank you in advance.

Initially choosing the State and Counties to invest and targeting their specific sales in is key. Personally, I like to invest in both South Carolina and Georgia.

Finding a very motivated seller is huge. This sounds like the perfect opportunity to get a nice property at large discount.
