Hi,

I plan to buy 1.5 acres of pad site in a commercial property that is being setup. It was part of 25 acre land which has plan to build SFH in back side and commercial on the front side. I was part of the entire development from the start and now have the opportunity to buy 1 or 1.5 or 2 acre pad sites. City mentioned that we need to maintain a retainer wall between the houses and commercial. our pad site is adjoining the homes. If we need to accommodate retainer wall, Parking spaces, ROW, open space and detention/retention etc. Can anyone approximately advise how much of the actual Sqft space we get if I buy 1 acre site for renting out. City has approved the entire commercial area as multi retail zone and I am planning to get that multi-retail zone to our pad site too.

Can we get any additional approvals prior to paying the money?

Any advice is appreciated.
