Hi Simon,

Assuming this is a single family residence, the most straightforward way to leverage your equity is by obtaining a home equity loan / line of credit from a community lender. The lender will want a mortgage on your property and possibly a personal guarantee, but the funds will be yours to freely invest. Hope this is helpful.

My name is Kevin. I am a real estate finance & development attorney who recently moved to Cleveland. I am just starting to get involved in real estate investment, concentrating on a buy-and-hold strategy with commercial multifamily properties located mainly on the west side of Cleveland.
