I had talked to them and charged late fees, they paid it.  But sometimes it would have to carry to the following month.  I just got tired of chasing them for the rent every month.

Does anyone know a good real estate attorney so I can get help?  I am thinking about eviction since they still haven't rent this month's rent.

The reason for the lower rent was I thought by charging less , then they would appreciate more and pay on time.  They would stay longer.  I have been thinking raising the rent again so they will move.  They are living paycheck to paycheck now.

I have a tenant who always pay rent late, the rent is kind of low for a single three bedroom house in Hacienda Heights, CA. The rent is only $2000.00 with late fee of $100.00 if rent is not paid by the 5th.  But every time I texted them a few days ahead that I will be coming on the 1st, they always say they didn't get the text.  They never reply my text until when they have to tell me they don't have the rent.  It's been almost two years and I am fed up with it since the rent had gone up- so much.

My question is what can I do to either get him to pay on time? I had already raised the rent to $2000 two months ago.  Still the same problem.

I have a small studio apartment about 250 sf with kitchen and bath which is vacant recently.  In the past, It would take about two months to rent it out due to the small size.  So I listed under Social Serve which is a government housing website.  I want to try to rent it to someone with section 8 voucher. Some organization contacted me and see if I would rent it to a homeless person under different programs such as section 8.  The rent amount they offer is quite tempting and since I always have a difficult time to rent it out, I have been thinking about it seriously.  Does anyone have any suggestions?

She's on month to month, but I texted her numerous times for the rent but she always not answered until she has the rent.  I warned her a couple of times that I would seek legal action.

I had given her a couple of verbal warning before, but now she is used to it.I am also thinking about raising her rent so that she would definitely not able to afford it.I don't want to go through the eviction process.

She tried different roommates, but didn't work out.  I just thought if I take part of the rent before I file for eviction, I would not lose as much as a full month's rent.  anybody know a good eviction lawyer in Los Angeles area?

I have a tenant that in the past few months she has been late on paying rent. She would pay a portion first, then more later during the month. This has been going on for the last six months and I am getting tired of this.  I know she is having a hard time to come up with the full rent since her roommate moved out.  This coming month I am planning to take whatever she gives me first, and give her until the 15th to pay all of it.  Otherwise, I will give her a 3 day notice, then evict her.

My question is, if I take part of the rent , can I still give her the 3 day notice?
