It really depends on your local market and what people are buying at. I can't usually buy at 70%.  Off market deals are easier to get better wholesale margins on because you have little to no competition.    At the end of the day I think it comes down to your ability to negotiate a lower price than what someone else is willing to pay.  You need to be the expert negotiator and get a lower price than someone else could.

Double close.  Not so much the money issue, but you don't want a consistent source of sales leads coming into direct contact with a consistent source of buy leads.  AKA they're going to see each others information on the closing docs and if they're big players they can easily cut you out.

I guess if you just basically stole the property when you bought it theoretically a second lender could cash out refi you and take the first position lien holder..... That's kind of a tough one, most lenders are going to want to see you have solid figures up front.  Going back in and needing more money is typically going to come out of your pocket.

I think that the value of real estate agents is certainly going down.  As an agent myself in Texas, one of the main reason buyers must use an agent is because Texas is a nondisclosure state - we don't disclose the nature of the sale of real estate to the public.  Therefore the only way to figure out what a house is worth is to use an agent.   But like every other profession 5% of the professionals conduct 95% of the business.  I guess ideally you're supposed to use an agent for their knowledge of the transaction.  I also see that a lot of investors are going to spend a couple hundred dollars getting their license if they're going to be investing a couple hundred thousand.
