I am purchasing a property in Columbus, MS, and looking for a property manager in the area. The property is located just minutes from the Air Force Base.

I’m looking to invest in Jacksonville Florida. Four units and less. Anyone investing there? If someone knows the area and can provide feedback on neighborhoods.

Thanks for the input! I have been looking into the option of implementing novation agreements, but all the research I have done points in the direction of not do them.

Anyone using Novation agreements to secure deals? If so, what are the positive and negative side of using a Novation agreement. I’ve heard of investors doing major renovations under a Novation agreement.

I think that’s a risky business. Doing major renovations to a property that I don’t hold title to it. What if the seller changes his mind… The money invested will be tied up until the courts decide and that could take months.

Thanks in advance for your response and happy holidays!!
