Thanks for the advise! I am not too sure about getting myself into multi units (5 - 20 units). I understand anything over 6 units in California requires an on site property manager. I may just leave things be and keep acquitting single family residences.

I agree 100%, Bakersfied prices are too inflated. However, as we get closer to the Hollydays prices decrease due to the decrease of buyers.

Based on the information above, I think the property is overpriced. I suggest you look for a property with a better ROI or try to negotiate a better price with the seller.
