Great idea, Pat.  Where do I get the keys to this condo of yours?... :)  Seriously though, I have thought about vacation rentals for the future and this would be another reason to put in the PRO column.

Good morning BP!

I have heard quite a few times on the BP podcasts to "take care of people and they will take care of you".  I just closed on my first properties yesterday and it needed to close yesterday or it wouldn't close for at least a month.  To get this done, I know that my lawyer and bankers worked their butts off to get the deal closed and I want to thank them appropriately, so they continue to help me in the future.

At a minimum, I am going to send these people a thank you card, but I also want to send a small gift to show how much I appreciate their efforts.  I have heard baked goods as a well accepted.  Does anybody have any suggestions for gifts that they give to the people that help them out?

Welcome Tanner!

I definitely recommend setting up "Iowa City" or "Coralville" in your keyword alerts to tell you when people are active in the area.

There are also some local meetups that I have participated in that have really helped me grow my network.  There is an "Iowa City Area Real Estate Investor Meetup" on Meetup.com that is worth checking out.

I am working on my first deal, which is an off market deal, and am about at the point of getting the purchase and sales agreement signed.

Are there any Cedar Rapids area Title Companies or Escrow Agents that anyone would recommend using to hold Escrow?

I was just going to say that I just finished reading J Scott's books and tell you that he would recommend new lower end stainless appliances and the man himself beat me to the punch!  Great books, @J Scott .  They brought me from no understanding of how flips worked to a place where I think I could do it.

Thanks for Iowa Appliance Center, @Account Closed .  Valenta Plumbing and Heating put in a new tankless water heater in my personal house a few months back and did a good job.  I just googled Cedar Rapids Plumbers when my old water heater went out and they seemed to live up to their good reviews.  Hope that helps.

I have been to a couple of those IC/CR meetups, but have missed the last couple as I have been out of town for work.  I think they are definitely worth going to.  It is $12 a year for a membership.  I will see you there if I am in town.

My goals for 2015:  

-I will purchase 6 or more rental units (single family or multi-family) by the end of the year.

-I will network with many local investors to help grow each-others business.

-Learn more and grow my passion for real estate!
