Mark,
I think all its all dependent on what and where you want your involvement to be within the equation. I personally do not like managing properties. So, I outsource that portion of the equation. I like to work to my strengths and a good team to help to help support my areas of weakness. There should be some good local Real Estate groups by you to go to and discuss what you are trying to do and share ideas. I'd suggest attending some of those to get an idea of where local investor activity is focused in . There you might find different methods that might work for you, whether in state or out of state.

@Al Carvalho Great to see you get started and great place to come! You have a similar starting point to where I was at 18 months ago. PM me if you want to reach out and have any questions.
I started in PA, have a pretty good portfolio together, and am now expanding into fix and flip projects in NJ. With that type of budget, the team you build is even more so critical to help you progress towards your goals. There are plenty of NJ REAs to leverage. I also attend a PA REA which is great as well. Take your time and really study your area of interest. Hope that helps!

Have you tried any of the local REAs by you? I think there is a Flippers and Funders meetup that just started in south jersey (assuming that's where you are). That might be an ideal place to see if any local investors are using that strategy. I personally have yet to run into any after regularly attending my local REAs.

Are you looking for long-term financing? Most NJ banks will require at least a 6 month seasoning period if so. I would suggest looking up some of the NJ Real Estate Associations and making your requests there. You can look up NJ Flippers and Funders on meetup.com. Post on their message forum and I'm sure someone will address you.

So my girlfriend always gets mad at me when the words “give me 2 to 3 years” comes out of my mouth. She wants to get a dog. “Give me 2 to 3 years to calm my schedule down a bit.” Let’s start a family. “Just give me 2 to 3 years to get things in order”. Shoot, I’m leaving my day job in 2 to 3 years…
2 to 3 years has always seemed to be a constant theme with me. I took me about 2 to 3 years of constant hand drills that made absolutely no good melody before I became pretty good at playing guitar. I was also actively competitive in bodybuilding. It took me about 2 to 3 years to actually learn all the intricacies involved within the dieting and posing practice required to bring out the artistic aspect of all the hard work involved along the way.
When pursuing a worthwhile goal, there’s usually a fair amount of monotony involved that may seem quite boring to the outside spectator. But this repetitive process is what hardens you, creates your skillset, and ultimately separates you from the rest.
What’s the morale of the story? It boils down to those saying you here over and over again...
Good things come to those you wait…
Practice makes perfect...
It’s not a sprint, it’s a marathon...
Set your goals, follow through with each step, and be patient enough to see it through. This will assure that you increase your skillset/knowledge and ultimately get to your goal one way or another.
I set a 3 year passive income, “get rich slow” goal, which I am half way through at the moment. I have acquired close to 90% of the units I originally set out to. I am now in the process of starting some fix & flip projects which are part of my strategy to control my financial leverage point. I wrote this all down on a small piece of paper when I got started. And I showed it to my girlfriend the other day to let her know why I usually say to her: “just give me 2 to 3 years!!”

We are continuing our “short” presentation theme with 2 great speakers:
Karmil Mazulme: Karmil’s been coming to the events from the beginning and offers a unique and driven perspective on things. He’s also in the process of rehabbing a commercial/residential project in Scranton which is quite interesting.
Stephen Franco: Stephen is the founder of IN NEPA and the reason I invest in PA. He packs a tremendous amount of knowledge and local experience which he is more than willing to share with others to ultimately grow a strong and vibrant support group.
Meeting presentations:

- Stephen Franco discusses a single family rehab project that was purchased for $15,000 and ending up selling for $105,000
These presentations are short 15-minute excerpts to allow time for discussion and knowledge sharing amongst the group.
The Deal Table:
We will also have our “Deal Table”. I must admit I stole this one from my buddy Kyle at Flippers and Funders. This is for anyone who has a deal they want to promote to our group. Bring your deal flyers an leave it on the deal table. Even if your immediate buyer is not there, spreading the word increases your potential clientele pool and enhances your opportunity to cash in. So I strongly suggest bringing your deals and advertising them!

Very cool! Have you lined up your private lenders yet? I too have considered getting my license to the ability to access the MLS and visit at my convenience.
