Hi all, I would also like to revisit this thread.
If @Keith Courtney or @Courtney Bass have any proformas about STRs in Kissimmee, I would be interested to see them. Especially 2 BR townhouse or condo examples.

I'm in a similar situation with a SFR, I have a 30 yr fixed at 4.125 and I considered a cash out refi... But I was able to find a HELOC with a local lender... It was tough, I had to call about 10 credit unions/banks but was about to get a line at 5.25% for up to 70% LTV.
PenFed offers HELOC on investment properties but only if you have 3 or less... But they have good rates.

Yes, Melrose has some good deals...but it's really hit or miss over there. It varies greatly street by street, so you have to be careful. We have a rental over there and it does great, but if you go just a couple of blocks over then it's bad. You can pretty much tell by driving around - but I've also found the city inspectors to be very helpful. They know their zones and are pretty open to giving info about the good and bad areas. Oh...I ended up passing on that house. The area was just a little rougher location than I would have liked.

Yes, I also would definitely recommend Cozy, it's great.
And our tenants like it too...it's free for them if they link their bank account, but charges small fee (to the tenant, not landlord) for debit/credit cards.

Yes, I also heard good things about Grimes. I would highly recommend James Steele for landlord/tenant disputes. Then for real estate transactions/closings Doug Wilson (son).

Yeah I think the best showing tactic is to have a open house style showing. So collect all of the interested people - then tell them that you are doing a showing from 3:00-4:00pm on Sunday (or whatever the time). Then when multiple prospective tenants come in, there's a "buzz" and they feel like your property is in high demand. Instead of a time range, I know some landlords will tell everyone to show up at the same time.
I don't think open houses work well for selling homes, but for renting it's a whole different ballgame! Anyway I'm curious, let us know what happens.
Oh did you post on CL yet? Between postlets - now zillow rental mgr and CL, thats a lot of coverage.

Yes, it's definitely a slow time of year. Most people like to move in the summer, especially if you're trying to get families.
Have you thought about doing a short-term rental? You might be able to do a 3 or 6 month lease, then you would get on a cycle where you renew your leases in May/June and that's ideal.
It's a little more work with turnover, but I would post something on craiglist about a short term rental and see if you get any bites!
