Currently have 1 door. Looking to scale fast with SFH's and small multi's over the next couple of years... I have gotten a lot of conflicting information on whether I should set up an LLC. I know it costs $'s to setup and more $'s in financing limitations (no conventional mortgages), but is it worth it for the risk protection?

Looking to go the BRRR route to expand my portfolio. Looking for recommendations on reputable firms to work with for DSCR loans.

I am new to real estate investing. I have one SFH door currently and am actively looking to add a second soon and in the future hopefully more. I am currently not set up as an LLC, but have received strong advice that I need to/ it would be smart to do so. I recognize there are lots of opinions on this. But let's assume I go that path:

A couple of questions for those that operate as an LLC:

1. Where do you go to get loans?  I know the interest rate will be higher, but what about the term lengths?  Can I still get a 30 year fixed? 

2. Do you set up a separate LLC for each property? Do you have separate bank accounts, credit cards etc for each one? [seems like daunting logistics] Are you able to group any of these things?

3. What other financial requirements will I need to have in place to obtain a loan as an LLC?

I am open to any other advice, things I should be thinking about here.  Thank you!

Totally new to section 8 and trying to understand it.  I am open to accepting it (If I read correctly TX is one of the few states where you don’t have too - a whole other discussion topic).  
My question is:   I have my house listed at 1,850 but the corresponding amount on the hud site for the size of my house is less at 1,400.  Will section 8 approve someone living and using their voucher on my house?   I don’t want to waste the potential tenant or my time.

Hi all,

I am about to close on my first rental property investment. 

What are best recommendations/tips on how to allow contractors access to the house (before a tenant is in property and also when it is tenant occupied)?  I work the classic 9-5 office job and do not have flexibility to be running over to the property to let contractors in as needed.  Property is located in Texas.
