I just wanted to say Thanks to everybody at bigger pockets. I stumbled upon bigger pockets in April of 2020 and listened daily during my hour and half drive each way to work. The ride had gotten to boring for the radio. I made some financial moves and after losing an amzing deal on a quad i was determined to get something, there was too few multifamily units and and all the single family homes i was looking at needed to much work. I made offers and the inspections were to much work for my starting point. I stumbled upon an amazing luxurious condo and have purchased it, I signed up with Cozy/apartments.com and I am hoping to have it rented tomorrow after a showing. I used the bigger pockets rental calculator and its cash flowing nicely, about 500 bucks area. and COC return is 15%. I got super lucky on this find, I will be putting in maybe 500 bucks by the time its rented to get a few things up to snuff.

So Thanks to Brandon and David for all their hours and interviews. I hope to someday have many so I can be on the show.

HELLO ALL.... I after 7 months of listening to bigger pockets am involved in my first purchase. offer is accepted and need to maintain accounts appearances til close. I have an investor looking to part with his properties and price is not great but also not bad. about 10 k below market. I was going to pass on it but then like the great ones say.... how can I do this. I am hoping to ask the investor some questions to determine what it might take to get his property into my portfolio. I'd have another 10g to work with with if owner is willing. what are some great things to bring up or ask for owner financing if he is willing. questions that id need answers to?.

I am just starting, I have home equity but also am sitting on a first and second mortgage for about ten years now. owned 24 years. Do I need to refinance into one mortgage before pulling equity? Can I refi and pull cash out at same time?
