making an off market deal owner finance

Good Morning all.... I after 7 months of listening to bigger pockets am involved in my first purchase. offer is accepted and need to maintain accounts appearances til close. I have an investor looking to part with his properties and price is not great but also not bad. about 10 k below market. I was going to pass on it but then like the great ones say.... how can I do this. I am hoping to ask the investor some questions to determine what it might take to get his property into my portfolio. I'd have another 10g to work with with if owner is willing. what are some great things to bring up or ask for owner financing if he is willing. questions that id need answers to?.
