I've been looking into textedly.com. They are offering 14 day free trial. I'll update once I try it out.

Seems like a fun idea, I'm a good ways away from Minnesota but I highly recommend checking out all the books in the bigger pockets store. Very detailed and insightful.

With a license you have access to MLS, and do not have to work around schedules to check out a property and you could sell your property yourself.

However you do have to pay Realtor fees to access MLS(mine are about $1,400 a year). Taking the classes and studying for the exam is some what time consuming and could take away from you learning more about investing or analyzing deals. I've heard people say if you want to invest be laser focused as an investor.

Extra points: 

-Through my brokerage I get discounted flyers(which I use to door knock with), local market updates and NOD list emailed to me every week which just makes my life easier.

-MLS is cool and all but most of the best deals you'll find are off market IMO.
