@Frank Chin the info you provided to this thread is inciteful and clearly comes from years of experience. The nature of my post is to inform the OP of their “expected” cost regarding the issue in which ConEd (not me)is forcing them to do some electric work. If you can provide the OP with some info on how to fight ConEd, that would really provide some valuable knowledge. The problem here is, this OP already got caught, because their tenant complained. So now the OP needs advice on how to solve the problem.

@Frank Chin So newly constructed duplexes receive 3 electric meters, however because of ConEd’s and the building department’s fear of an illegal basement apartment, they won’t allow an old duplex to receive a 3rd common area electric meter? An illegal basement apartment is only a concern on old duplexes and not newly constructed ones? Ok.

@Frank Chin Who is responsible for common area lighting? If landlord moves out and rents both units, are the tenants expected to put the common area lighting on their electric bills? This includes exterior lighting, security cameras, storage areas that can be accessed by both tenants, washer/dryer areas, as well as any common hallways.

@Jinyu Shao Good day, I’m a licensed electrical contractor in NJ. If the only shared portion of the electric is the first floor and basement, it is totally in your best interest to add a meter for the basement area, and require those circuits to the new meter. Also at that time, do the same for any common area power, as that is the landlord’s responsibility as well. Best to do it now, as due to the specialized nature of our trade, the cost to do so in the future will increase. Without seeing the property, we’re talking approximately $3k for this. Way better option than paying your tenents’ electric bill in perpetuity and getting NYC’s ruthless tenant laws working against you. Hope this helps, best of luck.

@Sai T. Good question, depends on your AHJ. They will want to know what you are operating with the receptacles. General use, they will most likely want GFCI protection. A refrigerator or sump pump, that can go either way, as there are different philosophies at work. Check out any electrical forum on the topic, and they are littered with different responses from respected members of the electric field. Feel free to PM me any other questions, as this is someone else’s thread, and hijacking it doesn’t align itself with my style.
