@Sam Lewis Thanks for your reply!! What would you recommend on reading or would there be something on audible I could listen to? I’d love to start out rehabbing and flipping and then after I get a few of those under my belt move onto rehabbing to rent!! 

Hello my name is Rob Daniels and I’m looking for help with what to look for in a good hard money lender in order to purchase my first home to flip for a profit!! Any help would be greatly appreciated as I am new to this!!! I am going to trying to flip in the state of Maryland, does anyone have a hard money lender they have used in the past with success? Are there rules like the money has to be paid back by a certain time frame? Do you have to have perfect credit for them to loan you the money? So on and so on! 

Also would like information on how to find cheap properties that need to be updated and renovated! Are there free sites or are they all pay for the info type sites? Don’t mind paying for them!! What’s the best sites to use? 

Hello my name is Rob Daniels, I am from Baltimore Maryland. Right now I work in a body shop as a parts counter person, I locate and order parts, take them out to the technician who is working on the car and also help figure out what parts are needed if they are completely gone from the accident. I am 30 years old  and I am somewhat new to the real estate game of flipping. Years ago I worked for an electric company that was referred to me by a friends neighbor who we actually did work in his properties! Long story short I was young and dumb and took my second job more serious than my primary job and lost it. When I was working with the electric company I would absolutely love going into homes that were being completely torn down to the studs and being rehabbed to a new beautiful house from the inside out! Just seeing the transformations had me in awe. I’ve always wanted to try it on my own. I’ve helped friends and family with decorating and updates and all that and they’ve said that I had a gift for taking drab outdated looking things and bringing them back to life, so I think it’s time that I do what I really want to do and get started in the real estate business and start flipping houses and eventually work up to renting some as well! 
As I mentioned above I am a newbie and I am looking for ways to go ahead and start my adventure. It would be me and my brother doing this together. I’ve always heard on tv that the “stars” of the diy rehab shows say “ I started without using my own money” and would love to know how that is possible and even if I have to put a little bit of money out to get started! I’m not rich but I can put together a couple grand if need be to get started!!
