Thanks guy, I appreciate the feedback. I’m buying in an area that has been appreciating at about 6% a year and I think it will continue to. All new builds in this area are $300k+ and there extensive plans to build highways to this town. If my goal is appreciation, does that change your mind or should I keep looking?

What tools or sites do you recommend to find areas that are going to appreciate? I know that a good school district matters a lot and schooldigger.com is a great resource, but what other sites help forecast appreciation? Has anyone found a site that shows where new highways are being built or a place to find where new companies are moving to?

@Matt Pena, I think that makes a lot of sense. I have also noticed that properties have been on the market a lot longer lately. It's great advice to make sure that the cash flow is strong so that even if the appreciation doesn't go up in the short-term, that I'm still okay. Thank you very much!

If you are in the Dallas area, what part of town do you recommend investing in? I'm looking more for appreciation than cash flow. I bought my first rental earlier this year and I'm looking for my second, and I'm just not sure where to start. I've considered Carrolton, Garland, Midlothian, Arlington, or Richardson. Any advice?

@Andrew Kerr @Mayer M. Does the Luxury Vinyl scratch easily? Have you had any experience replacing just one plank if it does scratch?

I just purchased my first rental. It's a single family home in the Dallas area. It doesn't need much work, but I have to replace most of the flooring and paint. I plan to replace the carpet in the bedrooms, but I wanted to replace the current carpet in the living and dining room with something nicer. The home will rent for $2,350/mo so I want it to attract good renters, but I also want it to be cost-effective and durable. I was thinking either a wood laminate, a linoleum that looks like wood, or a tile that looks like wood. Any advice?
