We live off the income from our 3 vacation rentals here in Gatlinburg, Tn. Yes, you can cash flow wonderfully if you set it up right in the right area.

I will choose a mortgage broker over any bank any day. 

Whatever decision you make, it will be the right one.

I have learned that banks are not our friends. If I ever need that kind of a loan again it will be with a mortgage broker. Have you called one yet? They can tell you up front if you qualify or not without pulling all your credit and giving you hope.

Did research here in Tn. 

Course, test, licensing, local real estate association fees, mls fees, errors omissions insurance. 

It comes to about $1,600

And the class is only $300 of it. 

Debating if it is worth it.

We own 3 vacation rentals. I have installed Honeywell basic WiFi thermostats in them. I turn them up or down as needed when there is no renter. Of course when rented they adjust as they please. The other good part is I adjust the temp an hour or two before their arrival so it is comfortable when they walk in. 

All this from my phone app.

Unfortunately, snooze you lose. You waited too long and another investor purchased the property and can now wholesale it or do what he wants. I bet you won't wait too long on the next one. I would take this as a learning experience and move on.

I would be very careful here. Go back to the title company and ask them about this.
