Once a month or so in Warren (about an hour south east of Cleveland, Kraftmaid sells a bunch of cabinets that were ordered and never picked up or mistakes. They rent out a huge building and semi trucks ship the cabinet there. I used to work across the street and there are probably a 100 trucks with trailers (all contractors im assuming) that come there to get nice cabinets. You should check that out for some quality cabinets at a discount.
Disclaimer: I’ve never been there to check it out but it’s always packed when they have the sale.

Or because you were expecting a black cabinet handle and got a silver one. I think communication and a extremely defined scope of work will go along way.
When we put together estimates we show each line item and cost to the owner. That lets them see what they are getting and how much. They can then chose if they want to do everything or a portion of the work.

Don’t know a lot about Lorain but I work for a commercial construction company who does a lot in Cleveland and construction is booming right now. Downtown has built 1 new apartment building (tower) and another new one being constructed now.
Some other areas that you may want to look into are Rocky River and westlake. I hear those areas are doing well as far as renting goes.
There is also a really good neighborhood guide out there for Cleveland neighborhoods I believe @jameswise has this info and has posted the link many times.

Great info. I need to check to see about having bed rooms in the basement that’s a great idea.
I’m also going to look into running an add that’s a great way to test the market.
Can you tell me more about your in house financing, I’m not sure I understand how you’re doing that?

Brian thanks so much for all the info. I’m pretty familiar with the area I used to live on Oakdale. But I did not know about the 75 dollar per year fee through the city. I’ve been talking to a property manager in warren Funtulis, do you know anything about them? How has your rentals performed?

Yes the place looks great. As stated above it has brand new furnace, hot water tank and AC. Basement has been water proofed as well. Most of these houses have beautiful hardwood under the carpet ( I lived in the same neighborhood last year) although the carpet doesn’t look bad at all. I’m thinking this should rent for around 575-625 fairly easy. Bigger 3/1 houses down the road we’re renting for 725-750.
Here’s my math.
Insurance, Principle and taxes $280
Property management $60
Vacancy $60
Repairs $30
Capex $30 for the first 3-5 years.
Total $ 460
Rent $600
Cash flow $140
