@Scott Stewart I've got a four family and a single family in Long Branch, a single family in Seaside, and two single families that are summer spots for the family in Toms River.
@Brian Allen love Rumson man. I'm always keeping an eye around there for something distressed but I'm still a ways off from that area being accessible to me.

Hey Max thanks for the response. I'm going to look into this today to see if it's a solution that would work for me. I don't mind data entry at all it's just a matter of having a different quickbooks file for every single property is becoming clunky. Will report back!

Hey I agree with @Angel Gonzalez a local contractor is almost a must. Bonus points if they have a relationship with the building department. If it's a market that's tight on permitting and inspections you may even consider hiring a facilitator to help with the process.

Have you considered an online payment portal for your tenants? I use Rent Redi (super inexpensive and a small fee is paid by tenant) and offer a slight discount to tenants who use Auto-Pay. It really eliminated the hassle of tracking down rent payments almost entirely.

Hey guys - I'm new here but have been investing in real estate for almost ten years. Have done flips, long term holds, short-term rentals, and a handful of multi-families. I operate mainly in New Jersey but happy to connect with anyone investing anywhere. Currently have properties in Hudson County NJ, Essex County NJ, and a handful at the Jersey Shore.

I've always had separate quickbooks files for each rental property I have. I'm beginning to accelerate my acquisitions and I'm at the point where it would be much easier to have multiple properties on one quickbooks file. Does anyone have experiencing handling this way?
I'm wondering if I should make each property a customer or a job, and curious if anyone has tried each way. Thanks in advance.
