Ok, I got this house under contract. Thought I could get it funded myself but running into problem with the bank. I've got the house for 68% of ARV minus the 15k it will take for rehab. I want to live in this home and refinance into conventional after 1 year.....really I only need 3 months but can't extend contract that long. I need help. Any private lenders want to gate this on? Even fire sale of property makes 50k!

I have a family memeber willing to commit up to 200k for private lending. They do not want involved just to make more return on the $. I'm sure I need a lawyer to structure the contract but how exactly does this work? Is the money in an investment account or is it by the deal. I have wholesale deals coming in but want to do more wholetailing, spruce up a little and list on MLS or with group of investors. Basically I want to approach this person with as much structure and answeres as I can. To present a solid buisness plan as their may be others clattering for their $ too.

I'm a full time employee who travels a lot and has a crazy schedule. RE investing is a passion and the way I see creating a better life for my family. All that being said, I am going to get my agents license. My job doesn't allow for traditional schedule so I was looking at the self paced online courses. Anyone have experience with these?? Tips or advice?? I see that I must be sponsored by a broker for a period of maybe 4 years?? Any brokers allow me to work on my own time? or if I am bringing in deals and cutting the broker up to 50% on agent commission then its still good for me. I get the experience, and only pay half of what a traditional commission would be. These are just my thoughts as I look at the MLS and see many deals I want to make offers on but don't want to bother an agent with my 5 low offers per day.

Hello community!!

I am starting a campaign. I was going to target an area in North Houston where the median price is 150k. These houses move quickly on the MLS and is good rental area. I am wondering from experienced marketers what has been your results? Best areas? (I know this can be relative) best list criteria? Post cards or yellows? Any other tips or tricks of the trade?

If you are experience Wholesaler in Houston let's connect. When I find a deal I'd like to bring it to someone and partner and learn. I've done one wholesale deal to date

@Julius King Yes, on the market place and through networking with local investors.

@Alexander Price Yes, I learned I need to do more ;-) And reallly its all in the deal. Im bringing something that people want. Do the #'s present it and the deal sales itself.

Now I need to find more locals or non locals willing to look at the deals and take on the lending

Just wholsaled the first property today! Now on to the next one. I have been analyzing deals on the MLS in Areas 35, 14, 12, 1nd 12. This is basically zipcodes 77379, 77378, 77375, and 77380.

I see many deals that I want to make offered on. These are good opportunities for private $ investors in Houston and elsewhere.  Just need some connections and or anyone's experience with acquiring private money so that I can do more and more.

Anyone have relationships with banks in Houston area?? Specifically in the northern side of Houston. Rates, names of who to contact??
