Put it on the STR market and listings a month or so prior to peak season. You definitely don't want to put it on the STR market just after peak season.

Hello. I am not an expert, but I would recommend you research insurance & FEMA requirements and have a couple of insurance companies quote it. I just built an elevated home in Jamaica Beach (AE flood zone) and the best insurance quotes appear to come when the lowest floor of the home is at least 4 feet above base flood elevation.

I’m sorry Bruce but I’m in a gag order pertaining price per square foot. The builder is my friend from Kindergarden.  I will tell you it wasn’t in the current Galveston price range per square foot though.

There’s more than just a couple of pipe issues.  It doesn’t look like that place has been rented in a while. It’s very hazardous. Might be worth trying to find out how to put an offer on it.

Looks like that property is managed by Sand & Sea.

Thank you Timothy.  Your response is greatly appreciated.  Even if I don't add more heads in beds, what are your thoughts on the set of rear interior stairs that connect the ground level to the 1st floor of the home?

There is also a set of traditional front exterior stairs that lead to the front door of the home which faces the canal.
