Looking for insight - When you were starting out how did you word your emails to private lenders in order to get information on their lending process, rates, points, etc. specifically for distressed property (BRRRR) investing? I am looking to move on a deal soon and would like to have several potential private lenders to pick from when the time to close comes. What questions do you ask? Are there any questions you've made the mistake of overlooking in the past?

Does anyone have a multi-member operating agreement template that they'd like to share? We plan on finalizing our LLC this week and then would be looking to get the Operating Agreement notarized shortly after. Any insight would be greatly appreciated!

I thought about getting into the Pleasantville/Atlantic City Market just because of it's close proximity to Stockton University. I spent some time looking into the renters analytics but havent spent too much energy looking into shore properties just yet. Good luck!

@Brian Raike I have not found any other resource. I did purchase BP's BRRRR book and plan to organize a full checklist with what information I can pull from there. And of course, as soon as I start to get a few of these under my belt I am sure the checklist will have no issue coming together.

Does anyone have a preferred BRRRR or Flip Checklist? I am in the process of compiling my own very detailed "Master To Do" list that encompasses even the tiniest of steps associated with the BRRRR and Flip process. Once finished, I will be happy to share it with everyone and anyone interested! My idea is to break down each major step 1. Buy, 2. Rehab, 3. Rent, 4. Re-Fi, into its own Sheet in Excel. Then going from start to finish, including every major, minor, and often overlooked step in order to create the most detailed all encompassing BRRRR checklist known to mankind!! If interested or capable of helping out please let me know!!

Hi Brian! I am a meticulous list maker and planner. I came across this thread in my search for a very detailed BRRRR To Do list as I begin my journey in real estate investing. The page you shared appears to be for the "B" phase. Do you also have detailed lists for the "RRRR"?

I am a planner, so if you havent finished this yet maybe I can help! Also, if you're willing to share your finished BRRRR To Do List it would be very much appreciated.
